  • West Farm - Planned Community. West Farm, a 600-acre mixed-use community located in Platteville, Colorado, straddles the South Platte river and incorporates extensive open space, stunning riparian corridor and an innovative master plan crafted by David Jensen & Associates. Our attorneys led the annexation and entitlement effort for this project that included expansion of the Town of Platteville's Urban Growth Boundary, amendment of its Comprehensive Plan, annexation of over 600 acres and approval of an innovative Planned Development District Agreement for the project.

  • FDIC Offer & Compromise - Following the 2009 seizure of New Frontier Bank by the Federal Deposit Insurance Corporation, our attorneys successfully structured and negotiated an offer and compromise to facilitate the survival of a large dairy farm operation that had been caught up in the regulatory bureaucracy of the bank failure.

  • Real Estate Litigation - Our firm represents clients in a wide range of real estate related litigation. Recent victories include successful trial and summary judgment decisions in the following cases:

Gavel

  • Murphy v. Phillips, in Weld County District Court and in the Colorado Court of Appeals. We successfully represented our client in a homeowners' covenant enforcement action at trial and in the Court of Appeals. The victory included an award of attorneys' fees for our client.
  • Powell v. Burlington Neighborhood, in Boulder County District Court. We successfully defended our client in a mechanic's lien action, winning on summary judgment on the lien claims.
  • Leistikow v. Echternacht, in Boulder County District Court. We defended our client in a high profile right of first refusal case relating to Boulder County property. We prevailed on summary judgment, avoiding the need for trial.
  • McWilliams v. Miller, in Larimer County District Court and in the Colorado Court of Appeals. We successully brought claims to enforce easement rights of our client. We won on summary judgment. Our victory included an award of attorneys' fees for our client. The case was appealed to the Court of Appeals where we again prevailed.

  • Boulder County Ranch Sale - Our lawyers represented the owner of a Boulder County ranch property in the successful sale of a $3.8M property, including land, water rights, equestrian facilities and a single family residence.

  • Bader Farm - Planned Community. Bader Farm, a 165-acre mixed-use community located in Berthoud, Colorado, capitalizes on a critical intersection location by offering the Town of Berthoud a unique high quality mixed use development. Grant, Grant & Goiran provided legal and project oversight as part of the property acquisition via a reverse 1031 exchange, establishment of a Tenancy-in-Common structure for the ownership group, and successful application for annexation, zoning and Overall Development Plan approval for the project.

  • Lucky Penny Ranch - Conservation Easement Donation and Tax Credit Sale. The firm represented the owners of the Lucky Penny Ranch in relation to the donation of a conservation easement to the Colorado Cattlemen's Agricultural Land Trust - permanently protecting over 2,000 acres of land in Jackson County, Colorado. We further assisted the client in the sale of tax credits as part of the Colorado Conservation Credit program.

  • Rocky Mountain Fuel Company Acquisition. Provided legal counsel to client through contract, due diligence and closing phases of corporate acquisition. The transaction included real estate, water, oil and gas and corporate due diligence. Grant, Grant & Goiran also worked with outside corporate counsel to structure a reverse stock split and redemption of fractional shares in order to gain control of 100% of the corporation.

  • Prospect New Town, New Urban Community. Prospect Named "America's Coolest Neighborhood" by Dwell Magazine. The firm represents the developer of Prospect in all real estate and business matters relating to the project including creation of the community owners' associations, purchase and sale transactions, developer/contractor relations and business and tax planning strategies.

  • Carma/Bayshore, Windy Gap Water Acquisition. Grant, Grant & Goiran represented Carma Colorado, Inc. in relation to the planned Bayshore project in Weld County. The first public/private partnership structure used to acquire Windy Gap water rights, which will serve the 4,000 unit mixed use Bayshore project.

  • Neighbors Point Final Development Plan Approval. The firm provided legal counsel as part of the final approval of the Neighbors Point and Sable Glen projects in Firestone, Colorado, including Planning Commission and Town Board presentations, entitlement documents, and the creation of homeowners' associations for the projects.
